Starting to Look for Land ... North Central TX

I am going to start looking for land in North Central TX. Some of the important points I am seeking, in order of priority:

-- Mostly flat (relatively easy to build at my own pace)
-- *Lots* of trees/cover (hidden from road, attractive to wildlife)
-- remote -- few, if any neighbors, no industry nearby (want to enjoy it during when it isn't SHTF :-) )
-- > 15 acres (preferably 20)
-- multiple road approach routes to the general area
-- > 5 mi from any major highway
-- > 10 mi from any interstate
-- Decent groundwater/not poisoned by fracking/industry ... no pollution problems

Anything else anyone can add? Tips for searching for land? Dealing with realtors?
