1. Yes, DA is almost certainly entitled to half the house. There could be a catch or two in that. There could be other agreements DA hasn't mentioned to you. This could be a part of the divorce settlement, etc. This could be part of a separate agreement.

2. Good luck with that. Legal services are what lawyers sell to earn a living. Can you find a plumber to work for free? There are legal aide societies that could help you but probably not.

3. If X is missing payments then X must be having financial problems. Can DA make some kind of a deal with X? What does X want? What does X need? DA can avoid a lawyer if DA can work out some kind of arrangement with X. Are they on speaking terms?

That aside X isn't entitled to screw up DA's credit rating. Probably DA can force a sale of the house. Sometimes lawyers will offer a consultation for free. Most will probably want $100.
