What do you look for in a BOL?

I spotted a stray comment in another thread questioning if a homestead farm would make a good BOL. Which makes me wonder,

What do you look for in a BOL?

What's wrong with a small homestead farm (the poster mentioned remoteness)?

So how remote do you think is necessary?

How do you plan to travel there after a crisis is your BOL is that remote?

How do you expect to live at a BOL after your stored food runs out, if it is not also an operational farm?

The person making the comment mentioned they currently operate a farm. I suspect a larger row crop farm raising a few grains, since those are most common. How does operating a mono crop farm compare with a small homestead farm?
