Last sale was 2002, price paid, $159k.
Present use is a weekend getaway for the owners. Most of clear land in pasture which appears decent.
Located in a rural TN county that's not growing much but not shrinking either.
Decent taxes.
Decent neighborhood from what I can tell.
Is there any way to figure out what a reasonable offer would be for the place that takes into account what real estate prices have done over the past 15 years?
I don't think there has been anything of any significance that has gone into improving the place so the house is basically 15 years older than when they bought it. Many places have appreciated in value, but then in 2008, they kinda tanked and a lot of people were upside down. We've recovered some since then but we're certainly not back to where prices were in the big bubble.
Curious if any of you have thoughts, websites, charts, anything that might be helpful, even if only ballpark kinda stuff. I'm considering the possibility of making an offer, just would like to make it an educated one that has some basis in what the place ought to be worth today.
