I'm curious about some type of insurance being an issue.
Some are low budget, but when you put out 20-30K$ for a building, then all the contents..insuring it might be an issue.

Just curious how this comes into play, and if they are even insurable?

cant speak for other places
but never had a problem insuring a structure
there are different levels of insurance with various rates,
similar to insuring an older house, just because it was built with permits and up to code 40-50 years ago, doesnt mean its up to modern codes,
insurance may send an inspector to inspect a property for the obvious visible hazards,
but they are not ripping out walls to make sure electrical has protective plates, passthroughs are centered, used proper gauge, etc.
when i bought my last house there were numerous issues that were not up to code, outdated electrical panel, propane tanks too close to AC unit,
lack of GFI, outlets near windows and water lines, etc
none of it was an issue with insurance,
