The rental market here is as effed up as a wooden watch. Typically, there will be about 160 ads in craigslist for my area. Lately, there are around 70 . Yet I'm getting almost no requests to view properties. I suspect that it's a result of the covid rules regarding evictions. Tenants cannot be evicted for non-payment of rent. That would mean less available units and, of course, less units being advertised.
Based on posts in landlord forums, I'm seeing two unintended consequences of these covid rules. 1) Tenants are lying about their income history during the application process. 2) Landlords are demanding more iron-clad proof of income from potential tenants.
